How to recognise a real off-market property in three questions

If the market has already seen it, it is not one. And three different things go by the same name.

The answer, straight away

Off-market means a property is for sale but has never been published. The owner has instructed an agent, or is at least willing to sell, and it circulates only among selected buyers or the professionals who represent them.

If the market has already seen it, it is not off-market. That is the whole definition.

The three things people confuse

Off-market. For sale, never made public, circulated under control.

Pre-market. It will be published; it is not yet. A window in which a network sees it first. Useful, and not the same thing.

A stale property. Published, unsold for months, withdrawn and re-presented as confidential. The market knows it and the price history is traceable.

There is a fourth category that matters for large properties: an owner who would sell at the right figure but has instructed nobody. That is availability, not a listing.

First question: is there an instruction or written willingness

You do not need to see it. You need it to exist, and whoever offers the property to confirm it.

On a significant property this separates something sellable from somebody's wish.

Second question: has it ever been published, and when

Thirty seconds searching the street name or a photograph answers this almost every time.

It is not a problem in itself. It becomes one if it was presented to you as never seen by the market.

Third question: does the person offering it speak to the owner

Not who heard about it. Who speaks to them.

An intermediary who heard from an intermediary who heard from an acquaintance does not have access: they have a rumour. Long chains are the most reliable warning sign there is.

Why an owner refuses to publish

Four reasons, and none is about price.

They do not want it known, because in a small place the news travels faster than the buyer. They do not want viewings from people who cannot buy. They do not want the property worn out by months of visibility. And they do not want the asking price, or its reductions, publicly traceable.

The limit, said plainly

Off-market is not automatically better. Fewer people see it, so competition between buyers is less likely. Price discovery is harder.

Without real buyers on the other side, it is simply a property nobody sees.
