How to find out whether a buyer already exists for your house

You can test demand before deciding to sell, and without committing to anything.

The answer, straight away

You can find out whether somebody is already looking for a property like yours before deciding to sell it. Receiving an expression of interest commits you to nothing: until there is an accepted offer in writing, you have sold nothing.

The method is to circulate the characteristics anonymously among professionals who represent buyers, and see whether anybody raises a hand.

Step one: the description that does not identify

It says enough to be understood and not enough to be recognised: approximate area, type, rough size, main features, the order of magnitude of the price.

No photographs at this stage. No detail that everybody locally would know.

Step two: controlled circulation

That description goes to agents and advisers who have buyers looking. None of them knows which house it is.

Step three: what comes back

If matching requirements exist they return as profiles: who the person is, their budget, how long they have been looking, what they have already seen and turned down.

At that point you decide whether to go further, and with whom.

What you learn even if you do not sell

Whether anybody is looking. Sometimes the answer is no, and knowing that changes your plans usefully.

At what figure. The distance between those budgets and your expectation is the most valuable thing you can know before exposing the property.

What is missing. If three matching buyers all stop at the same point, that point is work to be done, not a flaw to accept.

The limit worth knowing

A confidential test tells you what the demand inside one defined network thinks today. It is not the whole market.

A lukewarm response does not mean the property will not sell: it means that in that network, right now, the right buyer is not there. Those are two very different statements.

How not to get hurt

Put in writing that this is a test of interest and not an instruction to sell.

Set a duration: two or three weeks is enough, and beyond that the description starts circulating without control.

What happens if an offer arrives

Nothing automatic. You look at it, and if it does not interest you, you let it go.

The only thing that has changed is that you now know something you did not, and you found out without putting your house in the window.
