How do you find off-market properties in Italy?
Off-market properties are reached by four routes: an agent who represents the buyer and queries their own network; private networks between agents, where the properties nobody lists circulate; direct contact with owners of properties not for sale; and the professionals standing beside the seller — notaries, accountants, lawyers, wealth managers. None of them works unless you are recognisable as a serious buyer: above a million, proof of funds is requested before the viewing, not after.
Why searching alone does not find them
Anyone searching alone sees one thing: what somebody decided to publish. It sounds obvious, and it is the whole point, because what is published is the part of the market that needed publishing.
Above a certain figure the two barely overlap. Someone who owns a house worth several million is rarely in a hurry, often has reasons not to let it be known, and almost always knows somebody to tell first.
Henk Slagman owns more than ten properties. He reads a floor plan, knows what to ask, and has bought and sold often enough to recognise a good deal — and he was about to buy the wrong flat, because he had only seen what was published. It is not a question of the buyer’s skill.
The four routes, and their limits
1. An agent who represents you, not the seller
They query their network for your requirement, and have no properties of their own to place with you. The most direct route. The limit: one agent’s file, however good, covers only part of the market, and almost never another region.
2. Private networks between agents
The properties that never get listed circulate between professionals, under confidentiality agreements and written terms of collaboration. This is the channel with the most stock. The limit: they are closed, and you reach them through an agent who belongs.
3. Direct contact with owners
You identify the property you want — even if it is not for sale — trace the owner and ask. It works, and it is how many transactions begin. The limit: the response rate is low, it takes months, and it must be done without coming across as speculative.
4. The professionals around the seller
Notaries, accountants, lawyers and wealth managers often know a property is about to move before the agent does. The limit: they cannot act as agents, so theirs is an introduction, not a sales channel.
What it takes to be taken seriously
On a confidential property every person who walks in spends the owner’s goodwill, which is finite. So whoever holds it screens before showing, and vague enquiries are ignored.
What makes an enquiry credible is precision: a defined area, a stated bracket, real timing, and what you are prepared to give up. «Something nice on the lake» is not a requirement. «Lakefront or first hillside with a view, up to six million, completing within the year, willing to forgo a pool if there is room to build one» is.
And proof of funds: a bank letter, or a statement with balances visible and the rest redacted. It is not an act of distrust, and it is normal for it to be requested before the viewing.
When to look elsewhere
If you are looking in a bracket where listed supply is wide, off-market is a needless complication: the properties are there, you can see them, and competition between sellers works in your favour.
It earns its place when what you want is scarce for a specific reason — a position that cannot be replicated, a size that does not exist in that area, a constraint or a particular history — or when discretion matters to you as well.

- Do off-market properties cost less?
- Not by virtue of being unlisted. You may occasionally secure better terms because there is no competition between bidders, but the reverse also holds: a seller who is not publicly exposed and is in no hurry has fewer reasons to come down. Anyone promising systematic discounts on off-market is selling an expectation, not a method.
- How do I know an off-market property is genuinely for sale?
- Ask who holds the mandate and since when. An agent working seriously on a confidential property has a written instruction and no difficulty saying so. If the property reaches you by word of mouth through several intermediaries, none of whom has spoken to the owner, it is usually not purchasable on the terms described.
- Can I search off-market without an agent?
- You can approach owners directly, and some do. It takes time, the response rate is low, and you must be willing to handle checks and negotiation yourself. The part that cannot be replicated from outside is access to the networks between agents, where most confidential stock sits.
