How does Realux work?

Realux is a private off-market real estate matching network. The selected agents who belong to it enter the properties that are not to be listed and the requirements of the buyers they represent; the platform compares the two and flags strong matches to both agents, with the terms of collaboration agreed before any introduction. The agent pays to belong. Sellers and buyers pay nothing and do not access it directly: they are put in touch with the network agent covering their area or their requirement.

What it does, concretely

It compares properties and requirements

When an agent enters a property, it is matched against every requirement already in the network — and the other way round. Where the fit is strong, both agents are notified. Before the introduction neither side sees the other’s details: you see that a match exists, not who it is.

It sets the terms first

The commission split, who keeps the client relationship, and the ban on dealing directly are written before the parties meet. It is the reason an agent will tell another what their client is looking for.

It searches when the network has nothing

If nobody is looking for that property, a profile of the likely buyer is built, real people and companies are identified, and they are approached. The same works in reverse: from a requirement, back to compatible properties even when they are not for sale, and to their owners.

It brings demand from abroad

International requirements arrive through foreign agents, wealth managers, lawyers and family offices, and are verified for identity, requirement, budget, timing and availability of funds before entering the platform.

Who it is for, and who it is not for

Realux is built for agents and agencies working on properties above a million, holding sole mandates, with real buyers to protect. They are the only paying user.

Sellers and buyers have no direct access and pay nothing: anyone wanting to sell confidentially, or looking for an unlisted property, is directed to a network agent.

Professional advisers — accountants, lawyers, wealth managers — can flag a property or a client without carrying out agency work, which Italian law reserves to licensed agents.

It is not a useful tool if you work mainly below average market values, where public exposure beats confidentiality, or if you do not hold sole mandates: without exclusivity the same property circulates through several channels and confidentiality collapses.

How you join

Entry is not automatic, and the selection is precisely what gives the network value: an agent shares a requirement only when they know who is on the other side.

The route is: an assessment conversation looking at the kind of mandates you hold and the clients you act for; choosing the plan; signing the contract and the confidentiality agreements; payment. Full access opens on payment, not on signature.

What it costs

The subscription is annual and varies by plan and by agency turnover. Terms are discussed in the assessment conversation, because they depend on how many areas you cover and which services you need.

The question worth asking first is whether the arithmetic works: a single transaction closed through a buyer you would not otherwise have reached repays the year many times over — but if in your segment you already find every buyer yourself, it does not add up, and we will say so.

How Realux works

Realux S.r.l. is based in Genoa and operates in Italy and on the French Riviera. The network is made up of selected agents and grows area by area: where a region has no network agent yet, a requirement arriving from there is held until someone can look after it properly.

Frequently asked questions

Is Realux a property portal?
No. A portal exposes properties to the public; Realux compares them against requirements without exposing them. There is no browsable catalogue: a buyer states what they are looking for and hears back only when a strong match exists. It is also why an owner who wants no publicity is willing to be in it.
Who can join Realux?
Selected estate agents and agencies working on high-value properties and holding sole mandates. Sellers and buyers do not join: they are looked after by a network agent. Professional advisers can join as introducers, under a separate agreement.
If I share a buyer, might another agent take them?
That is the main concern, and the problem the network exists to solve. Before any introduction the commission split, who keeps the client relationship and a clause forbidding direct dealing are fixed in writing. Without those rules nobody would share anything, and the network would not work.
What does another agent see of my properties?
Before the introduction, only that a match exists with a requirement: characteristics and bracket, not the address or identifying photographs. Full details open afterwards, once both sides have agreed to proceed and have signed.
Does Realux sell properties?
No, and it is not an estate agency. Realux connects agents to one another and brings qualified demand; the negotiation, the mandate and the commission remain the agent’s. An owner continues to deal with one person, which is their own agent.
