How a private property network actually works
It is not a portal you sign up to. It is a set of rules about who sees what.

The answer, straight away
A private network is a closed group of selected professionals who exchange requirements and properties without making them public. It is not a portal: there is nothing to browse, and nobody sees anybody else's file.
The difference lies in three rules: who gets in, who sees what, and what happens when two things match.
Who gets in
A network that accepts everybody is worth nothing to the people already inside, because its value is the quality of who is there.
Criteria have to be written and verifiable: how many properties, of what kind, how many real buyers, which deals completed. Published, not discretionary, or it looks like a circle of friends and nobody trusts it.
Who sees what
In the model that works, each professional sees only what they themselves put in.
Matches are notified, and an introduction happens once both sides have consented. That removes what agents actually fear: somebody joining in order to see what everybody else is holding.
What happens when two things match
A notification arrives with the other side's profile and no contact details. If both say yes, details are exchanged and from there the two of them deal directly.
The commercial terms between the two professionals are agreed beforehand, not afterwards.
What has to protect you
A confidentiality agreement binding whoever receives on behalf of a client. A non-circumvention clause. A written record of who introduced what and when.
Without those three, a network is a group chat with a smarter name.
The honest limits
A network only works where it has density. If there are two members in your area, nothing will circulate, and no headline figure changes that.
And it only works if whoever runs it is seen as neutral. Where the person handling matches is also a competitor, there have to be published rules on how priority is decided, or suspicion eats everything.
How to tell whether it is working
Not from the number of members. From how many transactions have closed inside it, and how long passed between the match and the negotiation.
If nobody can give you those two numbers, that is the answer.
