The table, one row per mandate
Months under mandate, hours per month actually counted, and how many of the last ten enquiries came from outside the province. The last column decides.
For agency owners
The table that splits a portfolio in two columns, the count of hours each mandate consumes, the measure of your area’s ceiling, and the conversation for letting a mandate go without losing the owner.
One table to fill in · half a day
Months under mandate, hours per month actually counted, and how many of the last ten enquiries came from outside the province. The last column decides.
Of the last ten enquiries above a million, how many came from outside the region. That number does not rise by listing on one more portal.
One conversation, with the number in hand. An owner told the truth about their own house calls back a year later.
Ten mediocre mandates eat more hours than four good ones, and those hours come out of the work that moves revenue.
REALUX is a private network of selected estate agents, and the platform that runs it. Each agent enters their off-market properties and buyer requirements in a private area; the system compares them with those of the entire network and, when a real match emerges, the two sides are put in touch. We are not a portal and never will be: nothing here is public. There is no catalogue to browse, because a browsable catalogue would make public exactly what owners want kept private. We are not an agency either: we take no mandates, run no viewings, negotiate nothing. The mandate and the client stay with the agent. Founded by Carolina D'Alessandro, an estate agent, after seven years in prime real estate across London, Paris, New York and San Francisco and years running luxury deals on the Ligurian market. The company is Realux S.r.l., Italian, based in Genoa.
In six steps. You apply, and the application is reviewed: we look at operating areas, property types, transaction history and willingness to cooperate, because whoever joins has to be able to stand in front of other members' clients. You sign the confidentiality agreement — REALUX signs it too, it is bilateral — and you get access to the private area. You upload properties and buyer requirements: manually, by uploading a document the system reads, from a spreadsheet, or by connecting the CRM you already use. Our team verifies every property and every requirement before it enters the matching. The system cross-references supply and demand on five dimensions — location, price, type, size and specific features — and every match goes through a manual quality check before it is shown. Both agents are asked for consent before being connected. From there the deal proceeds directly between them: REALUX does not enter the negotiation.
From three channels, none of which is a bought list. From the network's agents, who bring the clients they have followed for years. From the professionals around the wealth — family offices, financial advisors, wealth managers, law firms, notaries — who introduce those who are searching. And from our team's direct work with international investors. By origin: supply today is mostly Italian, while buyers come from the United States, the UAE, the United Kingdom, France, Spain, Portugal, Switzerland and Germany, as well as Italy. Every profile enters the matching with a stated budget, a defined area and a timeline: without those three, a requirement cannot be compared and stays out. Before an introduction the counterparty is verified, so when two agents speak they both know that step has been taken.
Confidentiality is not an add-on here: it is the product. Access requires signing a confidentiality agreement that REALUX signs too, with a non-circumvention clause lasting twenty-four months and a penalty attached. What you upload is never published and never shown to the network. Another professional encounters your record only through a match that concerns them, and only for the elements needed to assess compatibility: general characteristics, no address, no identifying photographs, no owner or buyer name. Contacts open when both sides say yes. The clause is not boilerplate: if someone tries to go around the agent who introduced a property, we check the land registry to see whether the deed was recorded, and whoever breaches it leaves the network on top of paying the penalty. On data: the controller is Realux S.r.l., data is hosted on servers within the European Union, it stays yours, and you can amend it or ask for deletion at any time.
No. REALUX does not require exclusivity and does not replace the way an agent works: it is an additional tool. You can keep selling your properties as you prefer, with the portals you use, the agencies you already work with and the network you have always had. Those with a strong network usually get the most out of it, and that is not a paradox: what a personal network does not cover is the counterparty outside your own circle, and above one million the right buyer is often in another region or another country. You are not required to upload your whole portfolio, and you can keep out the properties you would rather not share. We only ask that you tell us when a property has been sold: a record left active after completion wastes another agent's time.
Always. Once both sides confirm interest, contacts open and the deal proceeds directly between the two agents: REALUX does not take part, does not speak to your clients and claims nothing. Each side handles its own: whoever holds the mandate handles the seller, whoever has the buyer handles the buyer. The commercial terms of the collaboration are declared when the property or requirement is uploaded, so whoever receives a match knows them before saying yes — which is why disputes do not arise afterwards. On fixed-fee plans REALUX takes nothing on transactions: the commission stays entirely with the agents, on your own sales and on those born from a match.
